- Listen to your wants and needs. We are committed to listening to our buyers. We take diligent notes of their wish list. We advise our clients that sometimes they will not be able to get everything on that list, but we are there to help them understand what items will bring the most value when it comes time to sell down the road.
- Availability. We are full time realtors. Available seven days a week. Day or night. We understand that we must be flexible to accommodate our client’s schedules.
- Help choosing the right lender and understanding the loan process. We work with a short list of lenders who provide the absolute best customer service, offer competitive rates and very low closing costs. Our preferred lenders go above and beyond for our clients explaining every detail.
- Someone to be the Devil’s Advocate. We will give you honest feedback on homes we tour. Pointing out positives as well as negatives that could potential hurt the value of the home down the road. After helping over 500 buyers and sellers with their real estate transactions, we will share with you the common consensus for the majority of buyers out there. Perhaps you don’t mind backing to a busy street, but 95% of the buyers out there will. We do not want to just “Sell” you a house; we want to assist you with your investment.
- Advice when it comes time to make the offer. When you find that perfect home we will review a Comparative Market Analysis together. We will give you advice on what can be included in the offer from financial concessions, to personal property, to closing and possession dates.
- Help finding a home inspector. We only work with ASHI certified inspectors. This certification ensures that our inspectors are held to a higher standard. They are required to attend continuing educations classes to keep up on the latest safety and code regulations. We will be present during the home inspection to assist you with asking questions so you are comfortable understanding the findings report.
- Keeping track of all the deadlines. Once under contract we will be your coordinator. We will make sure all the necessary parties receive a copy of the contract. We will monitor the deadline to schedule the inspection as well as the delivery of the request for repairs if warranted. We will be in constant contact with your lender to make sure the appraisal is satisfactory as well at the title commitment. We will provide you with the utility companies and remind you when you need to call and schedule the transfer to your name. We will schedule your closing and make sure the lender has the closing documents to the title company in a timely manner. We will review the closing statement to ensure there are no errors. We will schedule a pre-closing walk thru if necessary to ensure all requested repairs are completed prior to closing. We will be present at your closing to answer any questions that you may have. Lastly we will coordinate the delivery of the keys to your new home either at closing or the agreed upon possession date.
